This year's National Landlords Association (NLA) National Conference will include a session dubbed "Avoid the void".

Run by Property Woman of the Year 2008 Teresa Galley - who is also a portfolio landlord, agent and NLA regional representative - the event will give private landlords advice on how to advertise their residences effectively.

There will also be a focus on reducing periods when landlords do not have tenancy agreements arranged for their properties.

Further guidance on maximising rental returns and turning around vacancies quickly is also likely to give attendees at the NLA event food for thought in their professional lives.

Advertising the event, the association said: "In these recessionary times landlords have to work hard to attract and keep the best tenants, especially if they have a mortgage to pay."

The National Conference takes place at Holiday Inn, Birmingham between November 20th and 21st. Ian Austin, parliamentary under secretary of state for housing, communities and local government, will be one of the keynote speakers on day one of the event.
