Some 12 per cent of those looking for advice at professional financial guidance website Unbiased.co.uk in June were seeking information on buy-to-let mortgages.

According to the portal, this type of home loan was the fourth most popular mortgage advice driver in its 'Find a mortgage adviser search' function - behind first time buyers, remortgaging and residential mortgages.

Private landlords looking to find out about the current market and the options available to them would have been among the consumers using the service.

Additionally, homeowners opting not to sell their properties until prices pick up further may have accessed Unbiased.co.uk to discover what rental options there are.

David Elms, chief executive of Unbiased.co.uk, said: "With some mixed news on whether there are signs of recovery in the property market, as well as mortgage options and deals still changing at a fast pace, it is not surprising that [people] are seeking advice."

The Council of Mortgage Lenders reported last month that gross mortgage lending in June was up 17 per cent from May to £12.3 billion.
