Nationwide Building Society and Halifax have both reported rising property prices in recent months - now the Communities and Local Government (CLG) department has released research showing a similar trend.

Private landlords and other homebuyers looking to purchase new properties during the three months to September 2009 would have faced average prices of £199,303, according to the CLG data.

This price equated to an increase of 3.1 per cent over the three-month period, which followed a 0.3 per cent rise during the previous quarter.

All figures are based on mortgage completions and the results indicate that there was a 1.2 per cent rise in the typical house price between August and September. However, when comparing prices with 12 months ago, property values were down 4.1 per cent.

Halifax's most recent House Price Index estimated the average price of a UK property was £165,528 in October.
