There could be more call for private landlords as a number of industry experts are reporting a rise in residential lettings.

Property Investor News magazine editor Richard Bowser is the latest individual from the sector to suggest that demand for residential lettings "has risen substantially"in the last year.

He claimed: "There is certainly increased demand for lettings as the sales markets have gone over a cliff."

Commenting on landlord rent, Mr Bowser added that anecdotal evidence highlights how rent levels have decreased across the UK, although some locations have "held firm".

Earlier this week, property website Gumtree.com revealed that there are more private landlords marketing their homes on the portal.

A 19 per cent increase in the number of customers using the web pages to advertise rental properties was reported.

Many of these individuals have been described as "unplandlords"because they have only moved into the landlord market due to the current economic crisis.
