UK landlords who fail to adhere to rental laws could face serious consequences, a report suggests.

According to the Daily Telegraph, those looking to rent out their properties should familiarise themselves with the various rules and legislation governing their profession.

Not doing so could lead to the death or injury of tenants, as well as criminal sentences or hefty fines for the landlord, it stated.

Harry Dhaliwal, managing director of Belvoir Lettings Manchester Central, said that regulations are becoming even more complex.

"[Landlords] just have to be more organised to keep on top of it all. They are the ones liable if anything goes wrong,"he warned.

Ensuring health and safety obligations are fulfilled can also help contribute to the landlord's success and reputation, the newspaper claimed, with tenants likely to stay longer in properties that are well-maintained.
