Britons who own more than one property are wrong to consider themselves as property investors, an expert has said.
Simon Zutshi, founder of homebuying advice website Property Investors Network, explained that a great deal of research is required by property investors new to residential letting.
"They need to understand the finance, the taxation, the requirements of a landlord and how to let out a property," Mr Zutshi said.
He went on to comment that property investors cannot afford to operate in the current market based on a limited amount of experience, adding that they need to educate themselves to improve their awareness of "investment fundamentals".
The market in which property investors are operating now is also very different compared to just 12 months ago, Mr Zutshi argued.
His advice comes after Andrew Smith, head of insight at property industry website Primelocation.com, warned frustrated sellers to consider advice from letting agents before putting their homes up for rent.
