Private landlords are likely to benefit from having a "trusted selection of reputable tradesmen"who they always use when things go wrong with their properties.

This guidance makes up part of a list of tips issued by the National Landlords Association (NLA) this week.

According to the group - which represents the interests of private landlords in the UK - those who rent out their property need to be business-like in their approach.

"Be prepared to work hard and commit yourself full time to your properties - being a landlord is a long-term investment, not a short term win,"the NLA said. "Treat tenants like customers - you are supplying a product."

Landlords are also advised to look for niche markets and seize opportunities wherever possible.

Letting and sales agent Young London recently called on property owners to be wary that their tenants could end up in financial trouble due to the current economic crisis, which could result in problems paying rent.
