Landlords are being warned to make sure they have checked their rental properties are free from electrical faults.

The Electrical Safety Council (ESC) has reminded landlords that carrying out basic checks could prevent up to 30 deaths and 4,000 injuries each year.

"An inspection of the electrical installation by a registered electrician, known as a Periodic Inspection, checks for any lack of earthing or bonding and can identify potential dangers,"explained ESC director-general Phil Buckle.

He added that tenants should remember to ask to see a copy of the report before committing to renting a property to ensure that the correct safety checks have been made.

The council has also produced a guide to explain clearly the legal requirements of landlords within the private sector as part of a campaign to improve electrical safety in UK households.

Last week, the Residential Landlords Association highlighted that some landlords may be required to get an Energy Performance Certificate.
