The importance of knowing the rental market prior to joining the property investment sector has been highlighted by the editor of online community LandlordZone.

According to Tom Entwistle, many private landlords who bought bricks and mortar during the boom times earlier this decade were unaware of all their landlord responsibilities.

He said that this is one of the reasons why an increasing number of landlords have experienced rental arrears in recent times.

Research agency BDRC suggested this week that 30 per cent of private landlords suffered rental arrears between April and July this year - a hike of 18 per cent in the last 15-months.

Mr Entwistle stated that this was "not really surprising given the severity of this recession and the fact that many new buy-to-letters entered the business largely on borrowed funds".

Letting property is more than just an armchair investment he added.
