Buy-to-let investors have been advised that the lettings market in the UK is very competitive at the moment.

According to Paul Shamplina of Landlord Action, the number of people who own rental accommodation in cities such as Manchester has gone up significantly in recent years.

As a result, property investors are now facing greater competition and have to market their homes with this in mind.

"You've got to have your wits about you,"he commented.

"In the world of buy-to-let, it is dog eat dog."

Mr Shamplina recommended that landlords should be methodical and avoid cutting corners when trying to attract tenants.

He said they should avoid making rash decisions and ensure that they manage their house properly.

This comes after figures from the Association of Residential Letting Agents showed that during the three months to the end of August 2008, the number of new tenants went up by nearly 20 per cent.
