It is not just the price of property that private landlords must think about when they are looking to make a buy-to-let investment, according to Chris Jenkins, manager of Clarity Commercial.

Offering useful landlord advice, the property expert claimed that there are a number of other "vital considerations".

Anyone expanding their property portfolio should research what their expected rental income will be from the homes they purchase, he said.

Commenting further, Mr Jenkins suggested that the opportunities for a discount on the market value and the financial products available to them should also be considered.

"I believe that now is a good time to buy but only if the correct finance is in place,"the industry expert remarked.

"I think that the recovery process will itself be littered with ups and downs so landlords need to plan ahead and not just be seduced by rock-bottom prices."

His comments come after Nationwide Building Society research indicated that property prizes are on the rise after months of moving in the other direction.
