Landlord rent levels in "many areas"of the UK are strong, according to Clarity Commercial manager Chris Jenkins.

Private landlords should know that the property expert believes these regions offer people who rent out their homes the opportunity for "a healthy cash flow".

Mr Jenkins also suggested that landlords in the country have shown "a willingness"to buy bricks and mortar.

The onus, he said, is now on others to help stimulate the property market.

"It is now up to the lenders to sort their own house out and start creating the financial products capable of kick-starting growth,"the expert remarked.

Last month, the British Bankers' Association reported that 28,179 mortgages were approved in February 2009 - this equated to a rise of 16.1 per cent on the previous month, but was 30.6 per cent down year-on-year.
