The latest landlord advice has come from the property experts at Channel 4 show Location, Location, Location.

Phil Spencer and Kirstie Allsopp have compiled a list of the top ten places to invest in the buy-to-let sector for MSN Money - and it is university towns and cities that are high in the standings.

Oxford, Cambridge, Edinburgh, Brighton &Hove and Southampton make up the top five, according to the television celebrities.

Common themes among these destinations include high student populations and strong young professional demand.

"Edinburgh is the only city in Scotland where population figures are set to rise, not plummet,"the report states. "That means it's not only a great place to increase capital value - but that your property will certainly be tenanted."

Reading, Belfast, Bristol, Leeds and Manchester - in that order - made up Spencer and Allsopp's top ten.

Manchester's vibrant city centre is commended, but private landlords may also be able to benefit from the strong student population that congregates around the south of the city in areas such as Fallowfield, Didsbury and Withington.
