Private landlords in the UK are acting in accordance to local tenant demand, an industry body has stated.

According to the Paragon Group, this is the driving factor behind the majority of investment decisions.

Therefore, the organisation has dismissed the suggestion that institutional investment could help drive further growth in the rental market.

Nigel Terrington, chief executive of Paragon, said making finance available to private landlords through buy-to-let lenders would be a better option.

"More needs to be done to give those landlords access to the finance needed to help grow their business,"he commented.

Mr Terrington added that the foundations for future growth are already in place, but these cannot be built upon until banks step up their lending levels.

The comments come after Property Hawk editor Chris Horne noted there is still fairly strong demand for buy-to-let mortgages from would-be private landlords.
