Now is a good time for private landlords to pay attention to making the gardens and outside spaces of their homes look good.

Any property owners looking to market their homes to the private rented sector in the coming months would do well to follow this guidance because this is a particular requirement of renters in the summer, according to industry figure Andrew Berry.

Mr Berry, managing director at residential letting agency haart, said it is "vital"that a property to rent stands out from the crowd at this time.

"We strongly recommend that landlords give their properties a thorough spring-clean not just internally but externally too, to gain the best return on their investment,"he explained.

Apparently, it would also be beneficial to give properties "a lick of fresh paint"and to focus on issues such as light fittings, curtain rails and carpets - making sure everything is in good order.

Recent surveys such as one from FindaProperty.com have indicated that rental prices are levelling out after a number of months of falling.
