Private landlords have been reminded about the importance of running tenant credit checks prior to letting out a property to a customer.

Housing industry online portal said that the decision about who lives in a property is one of a private landlord's "most important considerations".

"It is vital that you'll receive your rent on time, your property is maintained to its current state and it will not be used to engage in illegal activities,"the website stated.

By running background checks before a tenancy agreement is signed, the site asserted, landlords can ensure the aforementioned problems will not occur.

It also claimed that private landlords should request references and then follow them up.

Landlord advice also came from Let Insurance Services recently. The company, which is part of, said it is important that all property owners should insure the structure of their building and the contents inside.
