Landlords have a responsibility to consider a property's decor when marketing their property, according to Caroline Kavanagh, group lettings director of Townends estate agency.

Ms Kavanagh's advice follows the latest Royal Institute of Chartered Surveyors' (Rics) prediction of a rise in residential rents for 2010.

Published on December 2nd, the survey said the number of rental properties coming on to the market has fallen for the first time since January 2008.

Ms Kavanagh stated that tenants will have a bargaining power resulting from a rising demand for rental property and this "could affect rental prices on a downward curve".

Discerning customers will understand that presentation is key for 2010 and landlords should start thinking about how their property looks, added Ms Kavanagh.

Landlords are also advised to be realistic on price and to listen to feedback from estate agents.

"People absolutely 'rent a lifestyle' as they do 'buy a lifestyle'"and landlords must keep this in mind for 2010, she recommends.

ICI Paints, which manufacturers the Dulux brand, has announced that the single colour which sums up the mood for 2010 is a 'light, airy blue'.
