Rent Recovery – FACT: The faster you act the more chance you have of successfully recovering your debt.

Rental arrears are at an all time high and currently estimated at £240,000,000 UK wide with three quarters of landlords having experienced rent arrears.

Legal 4 Landlords have a dedicated debt recovery team and in house bailiffs to act swiftly on your behalf.

With more and more tenants loosing there jobs and hitting hard times due to the economy this figure is unlikely to drop by any noticeable amount and the main victim here is you the Landlord.

Our Debt recovery team and bailiffs are busier than ever working closely with landlords to recovery lost rent and damage costs. Our experience has shown us that you have a 70% chance of recovering the debt if we are instructed within the first 2 weeks.  As landlords ourselves we can appreciate that it can be difficult weighing up whether the debt is worth chasing or are you throwing good money after bad.

Our advice to landlords is look at the situation and base your decision on the tenant/debtors situation i.e. Are they employed, Self employed? Do they have any assets? Are they still in the country etc…?

We have several rent recovery services from just £25.00 a small price to pay if the tenant/debtor owes you more than 1 months rent.  This is our Pre Court Action letter warning the tenant that you are serious about recovering the debt and if they settle at this point further costs will not be added.

Case Study:-

A landlord was owed £1,865 from rent arrears; the tenant had left the property and moved back in with their parents, the landlord was concerned that chasing this debt could cost him more money with no guarantee of receiving anything.  He opted for a Pre Court Action letter, within 48 hours of the letter being served the tenant contacted the landlord and agreed three monthly payments to settle the debt and has done on full. The best advice I can give is to act promptly and resolve any issue you have as soon as possible, the longer it goes on the more troublesome it will become.

We look forward to hearing from you soon.
