Creative thinking can help private landlords to get ahead in the lettings industry, it has been claimed.

Chris Jenkins, manager of property solutions firm Clarity Commercial, said that those who use their initiative could benefit most from the current strength of the rental market.

While good properties can bring favourable returns, he insisted that there are "certain cases"where landlords may need to think creatively.

Mr Jenkins suggested that those who own houses in more remote locations could offer free bus passes or travel cards, for example, adding that much could be garnered from listening to potential tenant feedback.

He added that increased creativity would be good news for the market, serving to improve the standards of properties, agents and landlords across the country.

According to the National Landlords Association, improving the energy efficiency rating of their home could also set a rental property apart from others on the market, with tenants drawn by lower fuel bills.ADNFCR-2002-ID-18973561-ADNFCR
